It’s an act, balancing patriarchal ideas with Gen X (and maybe even Gen Z soon) ideals. Hence, awards are extra special because it reminds the family how far we’ve come together. As intense as our exchanges can get, it will always be because we aspire to remain resilient.

 

Our home and township concepts are “new” to say the least and it takes quite a bit of convincing to get the buy-in of industry stalwarts. But this has never stood in the way of SPB to push boundaries and challenge conventions to create equitable high-appreciating sustainable townships for people from all walks of life.

 

These awards resonate an acceptance and recognition from the industry as it shines a light on the SPB vision to empower homeowners to “Build Dreams and Improve Lives.” These wins inspire us to stay on track to do more for the property scene in Malaysia and I hope, the region.

  1. The Strength Of An Academic Achievement
    “It was gratifying to make a difference in the world of engineering, and the prospect of continuing my research was exciting; but I came home because family comes first.”

    Jacky left for the United Kingdom (UK), where he honed engineering aptitude and sharpened a discernment for intuition. Graduated first class honours, Bachelor of Science Electronic and Communication Engineering. Pursued a Masters in Engineering. Through his research discovered a new type of meta material. Was offered a GBP6million grant to continue his research for the UK Ministry of Defence.“

  2. The Wealth Of Acquiring Industry Know-How.
    “I took every opportunity to learn from my supervisors and peers in various areas of the property business.”

    Joined SP Setia as a Sales and Marketing Executive and underwent a steep and humbling learning curve. Successfully sold RM600million worth of commercial property for SP Setia’s Setia Walk development in Puchong Selangor.

  3. The Power Of Creative Collaborations.
    “My father had always instilled in me the importance of cultivating trustworthy and long term industry partnerships.”

    Began employment with Sri Pengkalan Binaan Sdn Bhd as a management trainee and was tasked to clear 5 to ten-year-old unsold property. Jacky went down to the ground to inspect each property. Discovered problems in product, communications and promotions. <br><br>To overcome budget limitations, Jacky collaborated with interior design and furniture companies. With zero budget and at no cost, he increased product appeal and introduced new sales strategies and promotional packages. In six months, he successfully sold all overhang stock worth RM30million.

  4. The Value Of Strategic Innovations
    “In 2015, Eco Kasa Heights was awarded “Taman Contoh” (Model Township) by the Melaka Government in recognition of its Residents Committees’ efforts to upkeep cleanliness.”

    Innovated a new category of homes for homebuyers who were looking to upgrade from a single storey terrace but were not able to afford a double storey terrace. Despite his architect’s scepticism, Jacky persisted and launched the first 1.5 story terrace house development in Melaka. Developed for Eco Kasia Heights, the homes were sold at the price point of a single-storey terrace home. The design became the hottest trend in Melaka and was replicated by other developers. It was then that Jacky realised he had to innovate to stay ahead.<br><br>Jacky empathised with homebuyers who wanted a home in a secure neighbourhood with access to parks and open spaces at their doorstep. Homebuyer ‘wish lists’ motivate Jacky to innovate solutions that meet and exceed homebuyer expectations. This led him to introduce the first MOSAIC layout development in Malaysia. <br><br>At no added investment, Eco Kasa Heights homeowners enjoy a safe neighbourhood with direct access to parks. But Jacky didn’t stop there, he helped form the Residents Committee and supported their community projects. This became a goal for all SPB developments, to help communities be sustainable and enjoy their investment for decades to come.

  5. The Value Of Exceeding Expectations
    “All SPB developments are accessible to major infrastructure, economic centres and employment hubs. Each development features unique and innovative homes integrated with elements that promote green and secure living, to give homeowners a comfortable and sustainable lifestyle experience unlike any other. This is the ‘SPB DNA’.”

    Launched SPB’s Taman Nuri Township, a first in green township in Melaka. Featuring lush and scapes adorned with walkways and waterfeatures, residents enjoy a healthy lifestyle within a gated and guarded community.<br><br>Launched Melaka’s first Courtyard Cluster Home (Taman Nuri). A class above the rest, the homes are clustered in fours, ideal for big families who want to stay close to each other. Each family enjoys the privacy of their own home and have access to the communal centre courtyard for social gatherings.

  6. The Exponential Effect Of Alliances
    “This alliance will raise community living standards in Alor Gajah and help the Melaka government enhance taxation revenues.”

    Entered into a joint venture with the Melaka state government to develop Bandar Baru Alor Gajah (BBAG). SPB will develop a new township to expand the existing town and provide amenities to enhance image and catalyse economic growth. These include municipal buildings, transportation hubs, a market and commercial centres.

  7. The Risks Of Pushing The Envelope.
    “In spite of a RM250million debt owed by PR1MA, SPB paid all our suppliers and sub-contractors. Integrity will always be the cornerstone upon which we operate.”

    SPB heeded the nation’s call and was appointed to build the largest number of Malaysia People’s Housing Programme (PR1MA) homes in Melaka (3000 units of landed homes) worth a GDV of RM660million.<br><br>In less than a year, and with work done for over 50 percent of the homes, the project was put on hold due to unfortunate circumstances.

  8. The Commitment to “Everyone Can Own A Dream Home”.
    “We strive to give homebuyers more than what they pay for. This is why our developments sell out very quickly.”

    Launched Melaka’s first cluster townhouse for Eco Kasa Heights. Priced at a single storey terrace home or townhouse, homeowners enjoy an extra ten feet of land at its side, a sky garden and a car porch wide enough for two cars to park side by side; features uncommon for this home type. <br><br>Launched Melaka’s first zero-lot homes for Taman Nuri. Designed with all the features of a bungalow complete with sky garden, the homes were sold at the price point of a semi-D.

  9. The Value of Expanding The SPB “Building Dreams” brand beyond Melaka.
    “The stringently-regulated market environment in Melaka gave us the resilience and competitive edge to expand.”

    SPB acquired over 1200 acres of landbanks in several states. Strategically situation at prime locations in Selangor, Kedah, Johor and Perak, the areas are accessible to major infrastructure and employment hubs.

  10. A recognition for raising real-estate standards in Melaka
    “I was 37 when I received the award. It was an honour and I am inspired to continue serving the nation.”

    Jacky was conferred the Darjah Mulia Seri Melaka (D.M.S.M) which carries the “Datuk” title in conjunction with the Yang Dipertua Negeri Melaka Tun Dr Mohd Khalil Yaakob’s 80th birthday on 13 October 2018.

  11. The Value of Innovating to raise Industry Standards.
    “Being the first can be risky but with intensive research and surveys, risks can be mitigated. We will never go wrong if our intended intentions are to serve the customer.”

    Jacky innovated and launched a unique Villament design type for affordable housing. A first in Malaysia, a patent has been filed for its design specifications. Enabled by the SPB DNA and leveraging the latest Industrialised Building System (IBS) technology, the design is cost effective and can be mass produced rapidly with high quality. Priced affordably between RM150,000-RM180,000, SPB is building over 8,000 quality homes to bridge the supply gap for low-income households, who statistics show, earn under RM3,000 monthly.<br><br>SPB is the first property developer in Melaka to launch the Pre-CCC Inspection quality transformation programme to give homebuyers a defect-free house at the time of key collection.<br><br>Launched Qi Yuan, a first in Malaysia Retirement Home for Retired Monks. Run on a people-to-people platform, the novel innovation by Jacky guarantees continued sustainability.

    SPB’s 220-acre La Casa Lunas township in Lunas Kedah wins the 2020 Star Property Cornerstone (Honours) Best of the Best in Landed Development Award for delivering a winning development that is strategically located and complemented by a multitude of exemplary features.<br><br>Launched SPB@Kluang, the first mixed development township in Kluang, Johor. The 186-acre township features Jacky’s innovation of the first cluster bungalow in Malaysia, of which a patent has been filed for its design specifications. The design enables the advantages of a bungalow complete with a private garden but are priced at a cluster home price point. Residents access a 35-acre central park via a network of linear parks without having to cross busy roads.

Two words define Jacky, ‘Purpose’ and ‘Ambitious’.

 

Like any second-generation entrepreneur, there is a significant impetus to grow the family business. Jacky pursues this ambition with vigour, and he does so with a relentless purpose driven by the persistent question, "How and where can I make an impact on the community?” This sense of purpose moves him- personally and professionally.

 

His perspective is always win-win, an approach that requires work and a much deeper commitment. It also requires great clarity, something that Jacky works very hard to get, and he does so with honesty and humility. Win-win needs people to be genuine, which Jacky is, and he appreciates the same from others.

 

Jacky is intent on building community. I believe this comes from a place of vision, and Jacky will not rest until he achieves his mission. But along the journey, he is resolute that no dream is worth the compromise of one's integrity.

 

A lot more is to come from this young visionary. Unstoppable, that’s Jacky Yap.

Datuk Jacky Yap Jyh Haur is a leader who cares about people. From self-sustaining ideas to care for the community, as a developer of townships, Jacky is unwavering in his quest to bring a positive impact to the lives of others.

 

He is a visionary for his age, yet, one who is humble. Jacky doesn't make assumptions that he knows everything. He is thoughtful in his questions and is an intent listener who doesn't judge.  He wants to learn more to make the right and strategic impact.

 

There is no air of arrogance about Jacky. He is straightforward but upfront. He means what he says, says what he means. Jacky is practical and doesn't gloss over what he thinks, but he is open to and welcomes different viewpoints.

 

He is reflective and constantly asks the question, "What could I have done better?" Jacky looks at things from a very human and authentic approach. This sense of transparency and humility is refreshing.

 

Jacky is bright and motivated and will continue to make strides in the property sector. I am also confident that he will use his position to build a cadre of young leaders who will do business differently, in a world where purpose drives ambition.
